Thank you for your interest in renting one of our managed properties. At Eagle Management, we fully support the principles of the Fair Housing Act.Below, you’ll find all the forms you need to apply to live in our managed properties. Please review all of the information below so you know what to expect during the entire process—and to help us process your application as quickly as possible.

To apply to one of our properties, you will need to provide all of the following information. If any of the below are missing, your application can not be fully processed.
- Completed application
An application is required for each person 18 or older who will live in the property. All parties will be required to sign the lease. The application must be filled out legibly in its entirety and include any special lease requirements. Download the application to rent.
- Copy of photo ID
Please provide a copy of a photo ID for each applicant, such as a driver’s license, passport or other government-issued photo ID.
- Proof of income
Please provide two (2) recent pay stubs and/or other supporting documentation. If you are self-employed, please provide copies of the past two (2) years of federal income tax returns. Applicants with rent subsidies must provide documentation.
- Signed and dated form, “Understanding Whom Agents Represent”
Eagle Management, LLC, represents your landlord. Under Maryland law, we are required to obtain a written disclosure form from you acknowledging that you have been notified whom we represent. The form must be signed by all applicants and all applicants can sign on one form. Download “Understanding Whom Agents Represent.”
- Application fee
The application fee $40 for each application and is non-refundable. You must pay your application fee via money order or official bank check made out to “Eagle Management, LLC.” Personal checks are not permitted.
- First month’s rent deposit
The first month’s rent deposit is equal to one month’s rent. This is not your security deposit. The security deposit will be collected when the lease is signed. Your first month’s rent must be paid by money order or bank check. No personal checks are permitted. Bank checks or money orders should be made out to “Eagle Management, LLC.“
- Signed and dated form, “Acknowledgement of the Application Process”
Each applicant must acknowledge the application process by initialing the form. Download “Acknowledgement of the Application Process.”
You can email your application to Email Us or fax it to 240-292-1046. Any applications received by email or fax will not be processed until the fee is received. You may bring your application, check and/or money order to our office at 15823 Crabbs Branch Way, Rockville, MD 20855. There is a drop slot for any materials received after hours. Or call 240-292-1040 if you wish to drop it off in person.
Applications to rent are reviewed based on the terms of the application, including items such as rent amount, start date, length of lease, pets, special lease requirements and qualifications of prospective tenants. Applications are not reviewed based on first-come, first-served basis.
Owners reserve the right to exclude lease co-signers. If the owner accepts a co-signer, he or she must live in the state of Maryland.
Combined income of no more than two applicants will be used to determine applicants‘ qualifications to rent. If more than two applicants have income, then the lowest two applicants’ income will be considered. The rent must not exceed 30% of verifiable income.
A credit/background report will be run by Eagle Management, LLC. A credit report provided by the applicant will not be accepted. Additionally, previous landlords and references will be contacted.
The owner of a particular property may or may not accept pets. If an owner accepts pets, you will be required to provide an additional security deposit and/or rent. This deposit is no less than 50% of one month’s rent. Pit bulls will not be permitted on the property. Please provide a photo of your pet, standing next to a person, for size comparison.
If your application is approved, you will be notified and will be required to sign the lease within three days of notification. You can view sample leases and addenda below.
If the lease term is longer than 12 months, then a rent adjustment for subsequent years may be included in the lease.
At the time of lease signing, you will be required to pay the full security deposit. A money order or bank check is required for the security deposit. Checks and money orders should be made out to “Eagle Management, LLC.” Note: no personal checks are accepted.
For houses built prior to 1978, you will be required to sign and initial the Federal Lead Paint Disclosure and receive a copy of “Protect Your Family from Lead in Your Home.” For houses built prior to 1950, and some houses built between 1950 and 1978, Maryland law requires you to acknowledge a copy of “Lead Poising Prevention Program – Notice of Tenant’s Rights.”
